We pre-screen applicants at point of enquiry, so we only arrange viewings with those that are suitable. We usually then arrange blocks of viewings over 2-3 days for all the approved applicants.

Once some applicants have commited, we can decide who to proceed with. You get the final say but we’ll be there to assist you with recommendations.

We outsource tenant referencing to a professional referencing company. They will check right-to-rent, employment, credit check, affordability, previous landlord reference.

If a guarantor is needed then we can also reference the guarantor.

We recommend advertising 3-4 weeks before your property is available, so that we can have a tenant lined up to move straight in.

There may be a few days void period in this scenario but that’s usually helpful as we have some time then to check the property and arrange cleaning or maintenance as required.

Finding a tenant can really depend on how accurately the property is priced. Some Landlords like to go for higher rents and accept that they may take longer to let. Others just want minimal void periods and so will make the rent fair and competitive.

Competitively-priced properties will find good tenants within a week whereas higher priced properties can take longer.

Referencing and onboarding takes 4-7 days. Keep in mind that many tenants will have a notice period on their current rental so they may want to delay their move in date.
